Scale of the development
The Committee need to recognize the scale of the development
for what it is – a 2,810 sq metre
(Gross)Superstore with a Net Retail
Area of 1,728 sq metres.
The typical and standard size of an Aldi store is 1,500 sq metres (Gross) with a Net Retail area of 929 sq metres.
This means that the proposed development is 1.873 times the size of a standard Aldi
store – almost DOUBLE.
(This specific comparison with Aldi is critical and will be
referred to again in further points).
National guidelines state that applications for developments
over a certain Gross size require the
accompaniment of certain Assessments.
That size is consistently 2,500 sq
metres.
