From the Planning & Retail Statement - - The ‘Uplift’ argument:-


“5.13 Should this application be permitted, the existing Tesco Metro in the town-centre would
close and the intention is that the premises would be let or sold to another retailer, although the type of use cannot be established at this stage.

 Therefore the existing convenience floorspace in the existing store would be consumed as part of the new store so the actual increase in net floorspace for Tesco would actually be 1,264m² (1,728m² minus 464m²).

This is not materially greater than the level of additional floorspace required by the BRLS.”

From a letter from the Agent to Mr Allen dated 9th February 2012:-


“Secondly, questions have been raised on the future of the existing Tesco store.

Tesco is confident that they can sell or lease the existing store to another retailer.

This may be either convenience or comparison goods and would provide a complementary offer to the new Tesco store.

It is difficult to market the site until planning permission is granted for the new
store. However as Tesco own the unit it is clearly in their interest not to have a vacant unit in
the town centre and would wish to see it in active use. Therefore, provided planning
permission is granted marketing can then take place once construction on the new store
starts.”

From the Agent’s response to the Asda Objection dated 2nd April 2012 (Posted 11th May 2012):-


“Management Horizons Outlook:-
